Architectural Services Options explains the difference between various service packages offered to you by your Architect.
Some companies, like Home Architects ® offers 5 main bundled service packages. This company thinks of their bundled professional service package options like a menu you might see in restaurant, and also compares it to buying a vehicle: “You’ve got the L, then LT, the LTZ, the Limited and the Platinum.”
Their options start with their Basic Plan, then their Intermediate Plan, the Advanced, the Advance+, then the Comprehensive Plan. This company uses the ArCH (Architects Creating Homes) agreement forms, which are used worldwide for residential architecture.
BASIC PLAN
As the name implies, this service package provides the basics: Programming, Schematic Design, Design Development and architectural Construction Documents, which the Contractor uses to obtain the architectural portion of the Building Permit. This package also includes a single 3D near-photo-realistic colored electronic perspective view of the exterior of the house.
INTERMEDIATE PLAN
This includes the Basic Plan, plus Cabinetry Elevations, the interior design of the surfaces around the cabinets, Schematic Electrical, a second exterior 3D perspective view of the house, and a 3D 360* animated movie around the entire exterior of the house.
ADVANCED PLAN
Includes the previous plan services, plus Bidding Management and Negotiating/Value Engineering with the selected GC (General Contractor), plus a 3D animated movie through much of the interior of the house.
ADVANCE+ PLAN
Includes all previous services from previous service packages, plus Construction Administration.
COMPREHENSIVE PLAN
Includes all previous services, plus Project Management.
