Your licensed General Contractor is the entity in charge of the construction costs, because he/she is the one billing you for the actual construction.  While we as the Architect can’t guarantee the cost of construction, we can and do provide detailed construction documents that allow the Contractor to better estimate the construction costs from Day 1 of the build, which helps you plan for the financial needs of your project, from the beginning, with hopefully few surprises.  This is one of the reasons we create detailed sheets of drawings and specifications.  So your builder doesn’t have to guess.  Our firm does this as a matter of course.  Having some other companies or individuals who do not do a detailed job will result in your builder and you not understanding the likely construction costs and you not being prepared to deal with the real costs of your project.  Do we charge for our detailed documents?  Of course.  But in the long run, you and your Contractor will be better informed of the economics of the job, which is a valuable piece of information to have.
